dari Subang Jaya ke Damansara

For those who used to grew up in Damansara, soon after started working you might want to get an apartment nearby, close to your parents.. Unless your starting salary is 5k or above - be prepared to live somewhere else.

Its been a rarity to get an apartment listings within Damansara vicinity with asking price below 400K. TTDI (Villa Flora, The Plaza), Damansara Perdana (Emerald, Armanee Terrace), Kota Damansara (Casa Indah,, Opal, Cova), Tropicana (Casa Tropicana, Riana Green) to name a few.

Being a Damansara folk is tough. I know coz i married one ;)
My wife feels there is no better place. And i do agree. But to live there is expensive and maybe thats the price to pay for a good neighborhood.

But maybe if she was raised in Puchong, i bet she would also feel the same thing towards Puchong.
I was raised in Subang Jaya. People will complain about the bottleneck at Jalan Kewajipan or other stuff - but because i had been living there for nearly 20 years, everything there feels good. Another pluspoint, you can still get a nice terrace house here for below 400k.

The point is - people who grew up in Damansara needs more money than people in Subang Jaya :)

The D'Rimba bungalow land price has appreciated more than 150% since 2004/05 and will continue to appreciate further with the rapid development of Kota Damansara township. With property booming approaching its record height in the next year or so, this offer represents the best opportunity for investors or premium home owners to own a piece of real estate land within the hot vicinity of Damansara.

Even the current market rate for an intermediate double-storey terrace in Kota Damansara lingers above half-million ringgit mark, with Bandar Utama surpasses with above 600K and Taman Tun reaches beyond 800K. The prices for bungalows in these areas are nothing below 2 million mark.
Hence, Land represents endless possibilities and unimaginable freedom to those select few.

Those are the words I would've put in the advert if in unforeseen circumstances, i need to sell the bungalow lot. Interested? hehe

I bought the land for rm50psf back in early 2008, the area is ard 9300sf. A good bargain, i suppose. Its quite a gamble, i wasn't sure how much it would appreciate in the next 2-3 years. There were only 2 or 3 bungalows and the place looked deserted. But my instinct asked me to go with it, wifeskin also didn't seem too convince at first.

Fast-forward.
Last week, i just had 3 offers for the land. I did not even advertise on the papers or websites. I created a blog: kdland4sale.blogspot.com and listed my bungalow details there, just incase if i wanted to sell it off. Maybe these guys been doing extensive googling ;)

I declined their offers and politely told them it was not for sale. As for the blog, i put a password so that people won't be able to view it.. for now.

In 2 years, the land appreciates from rm50psf to rm70psf. And i've engaged with a land surveyor & got to know my land area is actually 9500sf! Untung 200sf woo. ehehe
If i sell it now for rm70psf, my profit will be rm200k. Hmm not bad. Not bad at all.

We are buying land, not house

Its quite astonishing. A 2-storey terrace in Mutiara Damansara is now selling for 900k. But practically 10-15 mins drive down the Surian road, the terrace houses in Kota Damansara are only selling for 400-500k, which is half than that. Maybe because Mutiara is freehold. But freehold to me is overrated. If it costs you twice as much, its clearly overrated & overpriced. But you can't argue with the market. Even the banks agree.

I am a minority. I don't ever recall any of my friends wanting to buy bungalow land. They say its a crazy idea. Only millionaires do that. Well guys, i intend to prove you wrong.

Land is scarce

In 2007, me n wifekins (ada ke term ni? hentam je) went house hunting. we wanted to move out fr our apartment n stay in a landed house. Not that we had to anyway, the apartment was ok for the 3 of us and shud be ok even with the 4th one coming. But maybe i was bored & looking ways to kill time. So house hunting we wentttt.

We made an offer for a corner house in Ara Damansara. The asking price was 735k and after 2-3 weeks discussing with our banker, we came out with an offer - 680k. The land area was 3800sf, n comparing with other intermediate units that were priced 500k - we thought the offer would be pretty good. We called up the agent & was immediately told that the unit was sold the same day that we viewed. And the closing price was 730k! That was back in 2007/08. Now, the corner units in Ara Damansara are nothing below 1 million.

"Buy house with land, you may not need it now - but think future". That was the advice fr my dad. The family has been staying in the Subang Jaya house since forever. Its a 2-storey terrace. Its not big but more than enough to fit us all in. My parents bought it for less than 50k at that time (i think..) but my dad did admit, he should have opted for a corner house.

I could not even afford a corner house, let alone a bungalow.
That's when i started toying with the idea of buying land. My idea was pretty simple. Buy a plot of land, around 6000-10000sf & build a house there. How hard can it be?

Think future.
At the moment, i don't think my parents will want to move out & stay with us. But i hope, when the time comes, i wish to provide them comfort if they choose to live with us. Having extra land, i have the option to extend the house & maybe accommodate an extra studio, with own kitchen & dining area. My dad is a golf freak. I'm sure he will like the putting green just across his hallway :)

Ahaa now comes the tricky part.
Maybe the hardest among the 3 happy list.
How to own a bungalow..

My definition of bungalow - a house built on a bungalow/residential land, with no attached wall to any other house.
Why do I wanna own one? Imagine having a home, surrounded by greens. The view from your breakfast table overlooking a wading pool, with small wooden gazebo at the corner - your wife lazying while the kids splashing around. There's a certain kind of freedom with owning a bungalow n that is having land to play with.

Ways to own a bungalow is simple. There are only 2:
1. Buy a bungalow
2. Buy a land n build your own bungalow.

Bungalow can be an investment catalyst. It can be your dream home. For me, its a bit of both. For own stay, the location plays important role. Its where I want to spend most of my lifespan. As in my case, the factors are:
- It must be near both my parents/inlaws.
- It must be near to Curve, Ikea, One Utama (Coz these places r just like my 2nd home hehe).
- It must have schools nearby, possibly walking distance & preferably have a nearby surau or mosque.

Obviously, the first point is crucial. My inlaws r staying in Taman Tun, my parents in Subang Jaya. Being the only son, I need to be close to my parents. My wife works in Kota Damansara, being close to her parents will be a must tooo. So lets narrow down the places:
- Taman Tun Dr Ismail
- Bandar Utama
- Mutiara Damansara
- Kota Damansara
- Bukit Jelutong
- Subang Jaya
- Shah Alam

First, lets cancel off Bukit Jelutong, Subang Jaya & Shah Alam. According to my wife, those places are damnnn farrr (ceruk maneeee). Iskkk frankly, those places are actually quite near, reachable within 20-30 mins via highway fr Taman Tun. Butttt because I love my wife sooo much, n want to make her happy regardless what - cancel je laaaa hahaha.
Ok now, Taman Tun & Mutiara Damansara. During that time in 2008, the double-storey houses were already 700-800k. Bungalow starting 2-3 million plus. Wow I'm not rich, dun hv loads or cash neither earning 20-30k per month. So cancellllll.

Next, Bandar Utama. But i had surveyed and there wasnt any bungalow (or maybe i just could not find it). Again, cancelllll.

Finally, Kota Damansara. Nice location, still developing and apart from the single jam-packed Persiaran Surian access - looks like a great option. Landed properties there were still reasonably priced, Double storey ard 400-500k, semi-d 900k plus and bungalow starting fr 1.5mill plus. Wife also no prob. So ok, Kota Damansara it is ;)
